The auction Terms and Conditions, Broker Participation Form, and all relevant auction documents will be accessible on the MLS and auction website upon registration. The Broker/Buyer Participations form must be in writing, signed, and delivered to auctions@revolhomes.com prior to placing a bid on behalf the Client.
 
Bidder(s) must be approved for financing prior to registration and placing a bid. In order to submit a bid, it is necessary to provide either a pre-qualification letter for financing or verification of funds for cash offers. Bidder will only be able to bid up to the financial approval or verified cash amounts.
 
Offers are submitted in realtime. Sellers reserve the right to accept, negotiate or reject any offer or bids– at their sole discretion. If the highest bid from the buyer is accepted, it establishes a legally binding agreement among all parties.
 
A 4% Buyers Premium is added to the final Bid/Hammer Price. Pre-Auction Offers must include the buyers premium. If the buyers premium is added into the purchase price then commissions will only be based off the winning bid/hammer price.
 
The live auction set set to commence on 11/05/2023 at 8:00 am and will conclude on 11/06/2023 at 6:00 pm. Bidding Auto Extend – Our auction platform prevents Last Second Bidding by Automatically Extending the Bidding Time. Should a bidder submit a bid during the final 3 minutes of the bidding period, the system will extend the auction time by an additional 5 minutes automatically. This extension aims to provide other bidders with a chance to participate and respond to the new bid.
 
The successful bidder will receive notification by email. Once notified as the winning bidder, the bidder is required to sign Maryland Residential Contract Sale, along with all applicable State and Local Addenda/Disclosures, within 4 hours of the seller's acceptance of the winning bid. Failure to submit the contract promptly may lead the listing agent and seller to consider and potentially accept other bids/offers. 
 
The winner bidder is required to tender a 1% Earnest Money Deposit within 24 hours of contract acceptance, per the terms set in the Terms and Conditions Addendum.
 
No bid is considered accepted until all parties have signed the contract of sale.
